Georgia State University completed construction of the Petit Science Center in 2010. The property is an approximately 350,000-square-foot, 10-story science and research teaching laboratory tower including state-of-the-art dry and wet laboratories, BSL-2 and BSL-3 labs, and a BSL-4 suite. The building has experienced various operational issues since its opening some of which have been addressed since 2010 (e.g. boiler burners, duct smoke detectors, chiller capacity limits, curtainwall failures).
Epsten Group performed a Property Condition Assessment identify visually apparent deficiencies in the building and site systems and provide an opinion of required expenditures over the next ten years. The evaluation included site visits to observe the building and site systems, interviewing building management and maintenance personnel, and reviewing available maintenance systems, design and construction documents and plans. Additionally, Epsten Group performed an HVAC Forensic Analysis focused on improvements to operation.
